Same-day capital for double closing real estate transactions

38 FF Lending provides transactional funding for real estate investors performing double closings. We will fund the A-B transaction. Double closings must close on the same day and are handled through the same closing attorney.

How Our Transactional Funding Works

1. We will review your request. Are the AB & BC contract both signed and executed by all parties? Do the AB/BC Buyer & Seller match up and all addresses match? Is there enough spread between the 2 deals to pay all fees and closing costs? Do both contracts have the deals set to close on the same day?

2. Once introduced, we will go through our checks with the title company. These include confirming the amount that needs to be funded, reviewing signed HUDs showing the safe return of our capital. The lender provides funds for the first closing (A-B transaction), and repayment occurs immediately from the second closing (B-C transaction).

3. Our final checks include confirming all end buyer funds are in first, as this is the only way to ensure our funds are protected. We will also confirm all documents are signed and disbursement is ready. Once this is complete, funds will be sent immediately. This structure allows investors to execute deals without tying up their own capital.
