About us

38 FF Lending provides private real estate financing for investors, including bridge loans, fix and flip financing, cash out refinance loans, and transactional funding. We currently only lend in North Carolina.

Unlike conventional lenders that focus heavily on tax returns and income history, our lending approach is primarily asset-based. We focus on the value of the property. We lend our own funds and have a fast approval process.

Common Uses

  • Fix & Flip, New Construction, Purchase, etc.
  • House listed but need cash for another deal
  • Need temporary financing to renovate or stabilize the property before sale or refinance
  • Need temporary financing while cleaning up title, surveys, entitle, probates

How Our Loans Work

1. Apply for a loan. We will reach out informing if this deal is approved or not.
2. If approved, we ask for docs (Purchase contract, Deposits, Driver's License, W9, Entity related documents, address of cross-collateral property if applicable, etc.)
3. Title work is ordered (lender’s title insurance required).
4. Property insurance must list us on the policy.
5. Closing - All required docs are signed, notarized, and funds disbursed by closing attorney.
